Why roofs age faster here — and why age isn't everything

A well-installed asphalt shingle roof in southeast Michigan typically serves somewhere in the range of 15 to 25 years — but two same-age roofs can be in very different shape. Here's what actually moves the needle.

Freeze-thaw cycles

Michigan winters push water into every tiny gap, freeze it, and pry the gap wider — dozens of times a season. It's the quiet force behind cracked shingles, popped nails, and ice-dam leaks.

Wind damage

Storms off the lakes lift shingle edges and break their seal. A roof can look fine from the street and still have lifted tabs that let wind-driven rain underneath.

Granule loss

Those sand-like granules in your gutters are your shingles' sunscreen washing away. Some loss is normal; heavy or accelerating loss means the shingles are entering their final stretch.

Curling & cracking

Edges that curl up or corners that crack are shingles losing flexibility with age. Once it starts, freeze-thaw and wind speed it up — it's a "plan ahead now" signal, not always an emergency.

Flashing deterioration

The metal around chimneys, valleys, and walls often fails before the shingles do. Many "my roof is leaking" calls are really flashing repairs — far cheaper than a new roof.

Ventilation

Poor attic airflow cooks shingles from below in summer and feeds ice dams in winter. It's a hidden reason two identical roofs can age a decade apart.
